Window Replacement Project in Maple Valley

We recently replaced nineteen windows and two sliding glass patio doors for our customer in Maple Valley, WA. They had started to notice a draft coming through some of the windows and one window showed signs of condensation between the window panes. Both are signs that a window has reached the end of its life and are a good indication that is time to replace your windows. After receiving several bids and learning all about different windows, from wood framed to fiberglass framed, our customer settled on vinyl as the right choice for their home. Vinyl windows are the most cost-effective window option with the highest return in the Puget Sound region when comparing value to cost, according to a recent cost vs value report from remodeling.com. The durable nature of vinyl windows, together with the low maintenance nature of vinyl makes these windows ideal for the Northwest. With Low-E coating options for all dual-paned vinyl windows and doors, the added energy efficiency is a definite win.

For our customers, the biggest win of all was knowing that they would get The Valentine Experience with their Puget Sound window replacement project. Wanting to stay true to her home’s traditional style while allowing more light into her home, our customer stuck with classic white frames but eliminated the grid pattern that was previously present on her windows. Grid patterns are a beautiful way to update the style of any home, however, when a home has limited southern-facing exposure daylight can be at a premium, so opting for a style without grids can really help to let more light into your world.

First, choose your frame color, decide on privacy options, and choose a grid style! Our project began with delivery straight to the customer’s garage. We staged our windows in a safe place so they would be on-site and ready to go when our crew arrived for the project kick-off. Delivering the windows in this way allows the crew to quickly and efficiently ensure all of the windows are on-site and in the correct size before work begins. Once the project kick-off took place, and the crew checked the window specs for each new window they set to work replacing the old, worn windows, with new dual-paned vinyl windows. We opt to install flanged vinyl windows for better durability. Our crew first cuts any siding back as needed, or removes existing exterior trim to remove the old window, including the old flange. Once the old window is out and the rough opening is prepared with sealant, the new window will be fit into place and then leveled and squared using composite shims as necessary. This step is important to ensure the window won't sag over time, allowing for optimum performance and operability. Once the window is in place it is secured using screws rather than nails.

A flexible membrane-type flashing will be used to waterproof the new window before moving on to the installation of new trim around the window along with installing a head flashing using enamel-coated z metal. Through each step, our customer was kept in the loop by their dedicated project manager. In construction, communication is important, which is why we promise to keep you updated about your project logistics, schedule, and progress so there are no surprises! It is all part of the Valentine Experience, the same reason why our customers choose Valentine Roofing! After her new windows were in place our customer was delighted to find out that, as an added bonus, her home was quieter with the new windows, with no more traffic noise coming from the busy road below.
